Dubai Real Estate: Property of Triaded Transction Transactions worth $ 46.5bn at Q2 2025

The average price per square foot of the whole Dubai has reached AED 1,793, according to Morgan’s International Realty Market report. The main property transactions took 2,367 in the quarter.

JVC led the sale of Dubai property

The most expensive property for sale is a six-bedroom villa in Palm Jumeirah for AED 300 million, while the highest price per square meter has been recording 18,535, also in Eome.

Jumeirah Villag Village Circle (JVC) emerges the highest community performance with 4,845 transactions. Quarter sees 84 new emirate-launched projects.

Quarterly Sales Transaction Tomoction has been increased from 43,864 at Q1 2025 to 50,593 at Q2 2025. Transaction values arise in AED 130.53 billion at the same time.

The data reflects steady growth since Q2 2022, if transactions counting 21,478 worth 85.25 billion.

Money purchases cost for 52 per cent of transactions, with 10,987 deals, while the backed purchases purchased 48 percent with 9,995 transactions.

Property type distribution shows apartments traded on 78 percent, followed by villas and townuses at 19 percent, and hotel apartments in 1 percent.

Off-plan leads to Dubai property

The main market, consisting of planning properties, obtained 59 percent of transactions with 2,611 deals worth 67.81 billion.

The second market for ready assets that represent 41 percent with 20,982 transactions valued at AED 102.72 billion.

The Primary Market Properties arrated AED 1,983 per square foot, while secondary properties of the market averaged AED 1,603 per foot.

Emaar leads the plan of plan with 2,918 transactions worth 10 billion, achieved an average AED price 2,135 per foot. Followed by Bingattiti in 2,094 transactions worth 3 billion in AED 1,935 per square foot.

Sobha group insured in the third place with 1,820 AED 3.61 billion transactions in AED 2,236 per foot.

Danube Properties and Damac Properties complete the maximum five with 1,103 and 1,096 transactions, in fact.

Apartments without a plan contains 27,852 transactions worth 59.97 billion, followed by townhouses with 1,633 transactions valued at AED 5,639 billion.

Upper luxury property sales

Peninsula Dubai Residences recorded the highest apartment sale at AED 170 million for a unit five bedroom on June 18, 2025.

Jumeirah Bay achieves the second highest AED apartment sale 164 million for a six-room unit of 18,182 square feet on 28 May 2025.

For the villas and townhouses, Eome led Prime Sales with three of the first five transactions, including 300 million six-room villa of 16,186 square feet sold on 16th May 2025.

The community’s prime cement shows the apartments of Jumeirah Bay Island Average AED 11,722 per square foot, while Jumeirah Bay Island Villas Adranid AED 7,853 per foot.

Hiring trends

Marketing market has been traded 9.59 billion in annual rental amount of 109,401 rental transactions. New contracts count 68,403, while 40,998 changes.

A bedroom room is dominating the rental activity with 40,673 contracts, followed by two-room units with 34,950 contracts. Studio apartments recorded 18,868 contracts, three-room rooms have 11,959 contracts, and four bedrooms are about 3,370 contracts.

Median rental prices are different in room rooms: Studios at AED 40,029, a bedroom at AED 85,626, three bedrooms in AED 141,625, and four bedrooms at AED 240,662.

The median rental price per square foot of the whole Dubai has reached AED 92.

Dubai Real Estate Supply Overview

Dubai property pipeline contains 281,143 units of 1,029 projects. Leaving supply shows apartments of 76 percent, villas and cities at 23 percent, and hotel apartments in 1 percent.

Shipping schedules indicate 53,545 units planned for 2025, 83,344 units for 2028, and 6,806 units for 2028, and 640 units for 2030.

History delivery data showed 24,055 units completed in 2024, with 15,884 units provided in the first half of 2025.

JVC leads to future supply with 24,225 units planned, followed by bayning bay with 16,360 units and harmful rules with 11,704 units.

Dubai Hills Estate has 10,528 pipeline units, while Sobha Hartland II contains 6,175 units. JLT has 5,799 units planned, and Herbha Hardan has 4,504 units.

Dubai Creek Harbor, Dubai Harbor, and Dubai Marina each has between 3,979 and 4,763 units scheduled for delivery.
